Type III construction is a classification in the International Building Code (IBC) where the exterior walls must be made of noncombustible materials, while interior building elements can be constructed from any material permitted by code. Key Characteristics of Type III Construction

1. Exterior Walls:

These walls are typically required to have a two-hour fire-resistance rating to limit fire spread between buildings and ensure structural integrity.

2. Interior Elements:
Interior components such as floors, roofs, and non-load-bearing walls can be made from combustible materials like standard dimensional lumber or engineered wood. 3. Subtypes – IIIA vs. IIIB:
There are two subcategories of Type III construction. Type IIIA requires a one-hour fire-resistance rating for all interior building elements, while Type IIIB has no such rating requirement. This distinction significantly affects material choices and detailing during design.

Fire-Retardant-Treated Wood (FRTW)

Design Considerations

1. Detailing at Wall-Floor Intersections:
Where floors intersect with exterior walls, it’s crucial to maintain continuous fire barriers. Improper detailing can compromise the required fire-resistance rating and open paths for smoke or flame migration. I always recommend tight coordination between architects, engineers, and fire consultants in this area.

2. Material Transitions:
Because Type III allows both combustible and noncombustible materials, transitions between them must be carefully managed. For example, wood framing must properly connect to concrete or steel elements without creating thermal bridging or compromising fire resistance.
